The VA loan is the best mortgage in America. Most veterans still underuse it.
Not because they do not qualify — because nobody ever explained what it actually does. Here is the short version.
Zero down, at any price
With full entitlement there is no down payment requirement and no VA loan limit. That last part surprises almost everyone, and in San Diego or South Tampa it is worth six figures of buying power.
No monthly mortgage insurance
FHA charges it for the life of the loan. Conventional charges it under 20% down. VA never charges it. On a typical loan that is a few hundred dollars a month you simply keep.
You can use it again
Entitlement is restorable, and you may have remaining entitlement even while you still own a VA-financed home. That is how veterans end up owning at two duty stations instead of one.
Rated disabled? No funding fee
Veterans receiving compensation for a service-connected disability are generally exempt from the VA funding fee entirely — frequently several thousand dollars off the loan.
Refinance without the circus
The VA IRRRL is a streamline refinance with reduced documentation and no new appraisal in most cases. If rates drop after you buy, this is how you take advantage without starting over.

Arizona
Arizona is a non-judicial foreclosure, deed-of-trust state with no state transfer tax, which keeps veteran closing costs comparatively low.
California
California prices mean entitlement math matters. With full VA entitlement there is no VA loan limit — the cap is what you can document and repay, not a county number. Prop 19 also lets qualifying homeowners carry a tax base to a new home.
Florida
Insurance, not the mortgage, is the swing factor in a Florida payment. Wind mitigation inspections, roof age and flood zone drive the number — we price those into your pre-approval up front instead of at closing.
Texas
Texas also has the Texas Veterans Land Board (VLB) housing program, which can sit alongside a VA loan. Worth comparing rate-to-rate before you commit.

VA loan questions, answered straight
Do I really need zero down for a VA loan?
Zero down is the default, not a special program. With full entitlement there is no down payment requirement and no VA loan limit. You can put money down if you want to — it lowers the payment and can reduce the funding fee — but you are not required to.
Is there a VA loan limit?
Not for borrowers with full entitlement. Since January 2020, VA does not cap what you can borrow with zero down; the limit is what your income, credit and debts support. County loan limits only come into play if you have used entitlement elsewhere and have not had it restored.
What credit score do I need?
VA itself does not set a minimum credit score — lenders do, and those overlays vary. Plenty of veterans close with scores well below what they assume is required. If your score is the obstacle, I would rather tell you exactly what to fix and how long it takes than decline you and move on.
Can I use a VA loan more than once?
Yes, and most veterans can. Entitlement can be restored after you sell, and you may have remaining entitlement even while you still own a VA-financed home — which is how people end up owning at two duty stations. It is worth checking before you assume otherwise.
What is the VA funding fee?
A one-time fee that funds the program, usually financed into the loan rather than paid in cash. It varies by first or subsequent use and by down payment. Veterans receiving compensation for a service-connected disability are generally exempt entirely — which is often thousands of dollars.
How long does a VA loan take to close?
Comparable to conventional financing when the file is prepared. The VA appraisal is the one added step, and it is scheduled early. Delays almost always come from documentation, not from VA.
Do sellers avoid VA offers?
Some listing agents still believe old myths about VA financing. The fix is a fully underwritten pre-approval and a lender who will call the listing agent directly. That converts most objections.
Can surviving spouses use a VA loan?
In many cases yes. Surviving spouses of service members who died in the line of duty or from a service-connected disability may be eligible, and are often exempt from the funding fee. This benefit is badly underused.
